Deed Restrictions |

- Deed Restrictions are enforced by our Management Company, AMI, and the H.O.A. Board of Directors.
- Repeated violations of deed restrictions are subject to fines (see below).

Most Common Deed Restriction Violations |
| |
- Not maintaining your lawn area. Flower beds must be weeded and trees must be trimmed, especially if they block people walking on the sidewalks.
- Leaving your trash can out on the street too long. Trash cans may be set outside no sooner than the evening before trash pick up, and must be put away by the same evening as trash pick-up.
- Leaving your trash can visible from the street or alleys. Trash cans must be kept inside fenced area or garage, or must be completely hidden behind a large shrub.
- Not maintaining exterior of the home. Mildew on homes and fences must be cleaned, and rotted wood must be replaced.
- Not getting approval for changes to the exterior of your home. Any changes to your home, such as paint color (even if you are re-painting the same exact color) must be approved in advance by the Architectural Review Committee of AMI. The Request for Home Improvement Approval form must be submitted and approved in advance of any changes to your home's exterior. If any change is made that has not been approved, the Association has the right to ask the Homeowner to remove the improvement from the property.
- Parking in the cul-de-sacs. This is never allowed, and can block other homeowners or emergency vehicles. Read full Parking Rules.

Fines for Violating Deed Restrictions |

Fines will be assessed for certain repeated violations of the Deed Restrictions. The violations and associated fines are listed below. This list may be amended at any time by action of the Board of Directors:

Lack of, or improper maintenance of property: This includes, but not limited to, mold, peeling, or lack of paint on houses or painting an un-authorized color; trash, weeds or animal waste in back or front yards; trash cans left on street 24 hours past normal trash pick-up day; lack of watering or weeding lawns or flower beds; relocating or removing fences, or creating unauthorized structures that may be viewed from the street. Anything else, that in the opinion of the Board of Directors, may detract from the overall appearance of the community.
First Offense: Letter of non-compliance
Second Offense: Fine of $25.00
Third Offense: Fine of $50.00
Fourth Offense: Fine of $5.00 per day until violation is corrected.

Creating a nuisance or safety hazard: This includes, but not limited to, uncontrolled or barking animals; loud noises or fire works late at night; illegal parking; riding/driving of unlicensed vehicles on streets, sidewalks or grass; or any other action by a resident (s) which impinges on the rights of other members of the community to enjoy the use of their property, and as may be determined by the Board of Directors to be a nuisance or safety hazard.
First Offense:Letter of non-compliance
Second Offense: Fine of $25.00
Third Offense: Fine of $50, or in the case of repeated offenses of barking or loose animals, the animal must be permanently removed from the property or a fine of $10.00 per day will be imposed until the animal is removed or the situation permanently corrected, to the satisfaction of the Board of Directors.

Destroying or defacing community property: This is a criminal offense and violators will be prosecuted by local law enforcement.

Pet Regulations |

No animals or birds, other than a maximum of two (2) generally recognized house or yard pets shall be maintained on any Lot, and then only if they are kept thereon solely as domestic pets and not for commercial purposes. The maximum aggregate weight of two (2) full grown pets maintained on a Lot shall not exceed eighty pounds (80 lbs.). No unleashed dog is permitted on any Private Street or on the Common area. No animal or bird shall be allowed to make an unreasonable amount of noise, or to become a nuisance. No structure for the care, housing or confinement of any animal or bird shall be maintained so as to be visible from any street in the Subdivision or neighboring Lot. The Board shall have the authority to determine, in its sole and absolute discretion, whether, for purposes of this paragraph, a particular animal or bird is a generally recognized house or yard pet, or a nuisance, or whether the number of animals or birds kept on any Lot is reasonable and its determination shall be final.
